The second fund was launched in April 2017 and has purchased 3 assets with a combined value of over £45m. GCAP 2 successfully raised £25m from 49 investors.
Objectives & Strategy
GCAP acquires and manages commercial properties in the UK’s key regional cities. The management team seeks to purchase relatively low risk assets which provide a combination of sustainable income plus asset management upside.

Empire House, Glasgow
Why did we buy it?
Empire House is a substantial mixed use block situated in a prime position within Glasgow. Opportunities to re-gear leases together with the potential to add further space to the upper floors.
Asset Management.
Alongside architects 3D Reid a scheme has been produced for a full refurbishment of the building as shown overlaying the photo.
London Road Retail Park, Southend
Why did we buy it?
High yielding retail park on a 5.2 acre site fronting London Road. Occupiers trading off affordable rents providing lease regear opportunities.
Asset Management.
Leases to DSG Group and Pets at Home were regeared in 2019. Completed the redevelopment of the Homebase Unit in April 2020 with a letting to Lidl on a new 25 year lease.
Princess House, Shrewsbury
Why did we buy it?
Substantial mixed use block in a prime position within the town, let for a further 10 years off relatively low rents.
Asset Management.
Opportunity to enhance the income profile, plus to explore higher value alternative uses above the retail.
